Dream Big, We Have Your Back!
Our client, Jussara Piacentini, came to us with a desire to purchase a property on the coast of Rio Grande do Norte. As she shared with us, Jussara has lived in England for many years, and having a beach house in the Northeast of Brazil to escape the harsh European winters with her partner Mick was a dream the couple cherished.
Our mission was to help Jussara and Mick turn that dream into reality.
Buying real estate in Brazil is a goal for many Brazilians living abroad and can be an excellent investment. However, like any business transaction, the Brazilian real estate market has its complexities, and professional legal support is essential to secure the transaction.
Mission given, mission accomplished!
After carefully discarding several options that did not meet the legal requirements to ensure the legal security of the purchase, Jussara and Mick were finally able to buy their beach house in the beautiful Barra do Cunhaú, in the municipality of Canguaretama, on the coast of Rio Grande do Norte.
Of course, we also went to Barra do Cunhaú to enjoy a coffee with Jussara and Mick on a beautiful summer afternoon. Because this is what it’s about — building relationships that go beyond the cold formality of legal service contracts. Humanizing our interactions while maintaining the professionalism with which we treat each of our clients.
With the support of our network of partners, we at HSO ADVOGADOS & CONSULTORES stood by Jussara and Mick throughout every stage of the purchase process:
Document Analysis – A thorough review of all documents and certificates is essential to ensure the transparency of the deal and long-term peace of mind.
Property Tax Regularization – Properties in Brazil often carry tax liabilities; in legal terms, this means ensuring the property is free from debts such as overdue property taxes (IPTU) or other fiscal obligations. We worked closely with the Canguaretama Tax Office to confirm the expiration of old debts and ensure payment by the seller before our client signed the purchase contract.
Negotiation with Sellers – We ensured that the sellers provided all necessary documentation and certificates to prevent eviction risks, i.e., claims from creditors against the property owners.
Coordination with the Property Registry Office – We handled the powers of attorney for representation of our client residing in England, the drafting of the deed, and its registration.
All set! Jussara and Mick were free to pack their bags and head to the Northeast to enjoy their seaside home.
Thank you, Jussara and Mick, for giving us the opportunity to improve with every new mission!
Count on us!
